Direct and Land Register Online – as new leases and mortgage deeds are added to the register.

From 12 July 2006, all leases and mortgages registered after this date will be electronically scanned, adding some 10,000 documents daily to the existing database of over 12 million electronic deeds.
Customers can already download details of:


  • the title register (which shows who owns the property, whether it is mortgaged and in many cases the price paid)
  • the title plan (showing the land owned)
  • deeds referred to on the register.

As original documents will not be retained once they have been scanned, a certified copy of a document must be supplied with the original if customers want the original returned to them. Leases and mortgages that have been registered before 12 July will remain in paper format and will not be held electronically until triggered by an official copy application.

Any documents registered before 13 October 2003 (when the Land Registration Act 2002 came into force) will be kept until the expiry of the five-year retention period described in the Land Registration Rules 2003 (rule 204).  Scanned documents registered after 13 October 2003 will not be retrievable in paper format after 12 July 2006.
